2011 Was a Strong Year for Real Estate in Hollywood Park

The township of Hollywood Park reported 57 homes sold through the MLS in 2011, which was just ahead of the 54 homes sold in 2010.  In a neighborhood with approximately 1300 homes, that represents around 4% of homes that were sold.

Prices in 2011 ranged from $159,000 to $700,000 with most falling between $200,000 and $300,000.  Dollars per square foot ranged from a low of $60 per square foot, to a high of $168 per square foot with most between $100 and $115 per square foot. The homes sold ranged in size from 1519 square feet to 4769 square feet.

Of the 57 homes that sold, 26 homes, or about half,  were sold in 60 days or less and 10 of those 26 were sold in 30 days or less.  So, all in all, a good strong year for Hollywood Park real estate!

9 Months into 2011... How are the Sales in Hollywood Park?

2011 has been a pretty good year for home sales in Hollywood Park so far.  Through the first nine months, there have been 47 closed sales in the Park reported through the MLS.  That translates into approximately 62 sales in a full year, and that's a pretty good year considering the struggling economy.

Of those 47 sales, about half (24) closed in the first six months of the year, from January through June.  And, 23 closed in the last three months, July, August and September.  So, the pace of the sales has definitely picked up!

to $485,000

The Hollywood Park Real Estate Market -- Sizzling or Fizzling this Summer?

So what's the real estate market doing in Hollywood Park this year?  In a nutshell, it's moving, but moving slowly.  As of today, through almost one half of 2011, there have been 21 closed sales in Hollywood Park, which would indicate around 40 to 45 sales for the year.  Compared to 2010's 55 closed sales in the Park, it's a slower market.

Of those closed sales so far this year, the $$ per square foot have ranged from approximately $80 per square foot (for a huge 4700+ sf foreclosure) to approximately $129 per square foot for a seven year old garden home with less than 2000 sf.

Days on market for the sold homes ranged from 16 days on market to 344 days on market, with most under 100 days.  Sales prices ranged from $159,900 to $485,000, with six of the sales being over $300,000.

Currently there are 35 homes on the market in Hollywood Park, ranging from $171,600 to $697,400, and 10 additional homes that are under contract which have not yet closed.  So, there's plenty of inventory for the buyers to choose from at the moment, and it can be confirmed that it is a buyer's market at the present time.

Loop 1604 / US Highway 281 Interchange is Under Construction Near Hollywood Park

Construction has begun by TXDOT on the long awaited interchange between the two major highways that border Hollywood Park.  Loop 1604 which encircles a large portion of San Antonio borders the Park on the north side, and US Highway 281 borders the Park on the east side.  While the actual interchange is about a mile away from the HP boundaries, the construction has and will continue to impact the traffic patterns in our area.

Once completed, the hope is that the volume of cut-through traffic seen on some of our Hollywood Park streets will be lessened if motorists have easier and faster ways to get from one highway to another.  Meanwhile, it looks like we have a year or two to look forward to traffic delays, detours, noise and dust!
